Builder Tri Pointe Homes will bring 108 single-family homes to Georgetown, the suburb with a historic downtown 30 miles north of Austin, has seen an explosion of home- and apartment-building in recent years thanks to an ongoing economic boom and rush of new residents. Nevada's Tri Pointe will soon be adding to the mix, having purchased the land for and broken ground on a planned 108-home single-family community in the Wolf Ranch subdivision.

Developed by Hillwood Communities, a Dallas-based real estate company chaired by data systems scion Ross Perot Jr., the 1,120-acre Wolf Ranch will eventually have a total of 2,500 single-family homes; 1,000 are already complete.

Wolf Ranch developers say residents will have access to San Gabriel River, miles of community trails, and resort-style amenity centers with pools, playgrounds, splash pads, indoor lounges, and kitchen areas; covered patios with outdoor grills; an indoor fitness center and outdoor fitness areas; event halls; an outdoor pavilion; and a pickleball and sport court.

The development will include an elementary school; developers didn't say if it's a public or private one.

Wolf Ranch is also the planned home of the Austin area's first 3D-printed planned community, a collab of local 3D-printing pioneers Icon, international architecture star Bjarke Ingels Group, Hillwood, and homebuilding giant Lennar. That project broke ground in 2022.

Tri Pointe and Coventry Homes are developing the 70-acre, 108-home Wolf Ranch project, with houses of 1,800 to 3,000 square feet, three to five bedrooms, and two to four bathrooms. 

“This acquisition at Wolf Ranch is a fantastic opportunity for Tri Pointe to offer new homes in the fastest-growing city in the U.S.,” said the company's Bryan Havel.

Tri Pointe broke ground at Wolf Ranch in January, plans to start model-home construction in January 2025, and anticipates a grand opening in the second quarter of 2025.

The homebuilder also developed the 53-home Retreat at San Gabriel planned community in West Georgetown, which debuted in October 2023 and is currently still selling.
