Law firm Pillsbury Winthrop Shaw Pittman has signed a 28,000-square-foot office lease for the entire 32nd floor at 48-story building The Republic in downtown Austin.
Co-developers Lincoln Property Company, Phoenix Property Company, and DivcoWest have secured a lease with the firm for 28,000 square feet at the building under construction at 401 West Fourth Street. Based in New York City, the firm primarily represents clients in the tech industry. The deal brings the tower’s preleased occupancy to 50 percent.
“We’re excited to relocate into The Republic, which offers a prime location, top-line amenities and an overall more modern environment that better aligns with our sophisticated clients,” said Pillsbury’s Ed Cavazos. “This move reflects our commitment to Austin, our people here, and the many exciting tech companies that call this city home.”
Mark Miller and Seth Johnston of Lincoln Property Company internally represented the landlord in the lease negotiations. John Gump and Marc Vanderslice of CBRE represented the tenant.
Pillsbury joins law firms Kirkland & Ellis and O’Melveny & Myers, along with Austin-based Vista Equity Partners in the building. Chicago-based Kirkland & Ellis having committed to occupy 137,000 square feet, Los Angeles’s O’Melveny & Myers to 37,000 square feet, and Vista Equity Partners to 200,000 square feet.
Construction at The Republic recently reached the 48th and final floor. The tower will become the tallest in the city in January, when the building’s crown is placed and reaches its full height of 700 feet.
The 800,000-square-foot tower, which broke ground in 2022, will encompass the block at 401 West Fourth Street. Designed by Duda Paine Architects, it will have 21,000 square feet of amenity space including conference rooms, a tenant lounge, and a fitness center; 16,585 square feet of ground-floor retail space; and a 20,000-square-foot ground-level public plaza with an outdoor bar. Renderings show a parking podium of about 16 stories above the first two floors. Michael Hsu Office of Architecture designed the interior amenities.
