A partnership between Trammell Crow subsidiary High Street Residential, MSD Partners, and River Street Partners has begun leasing 700 River, a 43-story apartment tower at its namesake address in Austin’s Rainey Street District.

Builders broke ground on the building in late 2022 and celebrated its topping out in March. The 400,000-square-foot tower on the corner of Rainey and River streets — the former site of bars Craft Pride and Javelina and adjacent empty lots — rises to about 500 feet.

The high-rise has 377 apartments that range in size from studios to three-bedroom units, including several penthouses; 30,000 square feet of resident amenities; and 3,000 square feet of ground-floor retail. Rents start at about $3,000 per month for a studio.

The building is now open for hard-hat tours, and HSR plans expects move-ins to start in October.

Dallas' HKS  is the project’s architect in collaboration with Lake Flato. Interiors were designed by Clodagh Design and W + Nichols Studio. California-based DPR Construction is the general contractor. Austin firms Civilitude and Campbell Landscape Architecture along with engineering firm Thornton Tomasetti Dallas-based Blum Consulting Engineers.
