High Street Residential, a subsidiary of Dallas commercial real estate behemoths Trammell Crow and CBRE, has begun construction on a 60-acre multifamily community in Pflugerville, just north of Austin.

The Merle on Howard in Pflugerville will add 444 multifamily units to the local housing market in its first phase and another 950 in phases two and three.

The first phase of the garden-style multifamily property will include 15 apartment buildings and five townhome buildings on 17 acres Amenities will include a pool, fitness center, a pet park, a coworking space, and a golf-simulator lounge. The first phase is scheduled to be finished in fall 2025.

The project is a a joint venture between High Street Residential and a fund managed by CBRE Investment Management. Project partners include Houston's Meeks + Partners (architect), Austin-based HR Green (civil engineer), and Dallas' Provident General Contractors.

The larger development will ultimately comprise about 1,400 units across 60 acres that will be built over three phases.

The companies also plan a six-acre public park with pickleball courts, basketball courts, playgrounds, and walking trails.
