Austin’s downtown housing inventory will soon see a boost in the form of more than 300 new apartments available for rent. Sienna at the Thompson residences—part of the Thompson Austin, the Hyatt hotel under construction at Fifth and Brazos streets, and adjacent to the Tommie, a JDV by Hyatt hotel rising next door—recently opened up the units for preleasing.
Developed along with the rest of the complex by Chicago-based Magellan Development Group in partnership with BLG Capital Advisors, Geolo Capital, and Wanxiang America Real Estate Group, Sienna is what the press release calls a “luxe apartment community,” but its rates, if not exactly deeply affordable, should be within the reach of many Austin residents—especially if they can reduce or eliminate their use of personal vehicles because of the complex’s location.. Studio, one-bedroom, and two-bedroom apartments listed on Sienna’s website run from around $2,078 to $4,306 per month and average $2,636 per month.
That doesn’t mean they won’t be fancy, of course. The apartments will occupy most of the upper floors of the 32-story Thompson building, which means good views from their floor-to-ceiling windows are likely. In addition to, naturally, high-end fixtures and finishes, they offer features such as high ceilings, keyless entry, in-home laundry facilities, and options for high-speed internet. Perhaps the most intriguing feature is in the Sienna’s 8 Ori Living residences, with their “modern living robotic space saving solutions” and “cloud bed and pocket offices,” according to the release.
Community amenities include a landscaped rooftop deck with a lap pool and socializing areas, a decked-out fitness center, an indoor dog run and dog spa, access to the hotel’s hospitality spaces, a residential business lounge with private work and conference rooms, and a tech lounge with charging stations, performance space, a wet bar, and a kitchenette.
The first and second floors of the Thompson will be devoted to retail space, and the underground parking garage will offer 297 spaces for residents. Sienna at the Thompson will occupy 770,053 square feet of the building.
