The time is ripe for cold storage — and speculative development — in Central Texas, it seems. Albuquerque-based Titan Development and St. Louis' Sansone Group are set to develop a 208,560-square-foot spec industrial building for that purpose in Hutto, a suburb about 30 miles north of Austin and 2.5 hours from Dallas, Houston, and San Antonio.
The state-of-the-art facility in Innovation Business Park at 1591 Innovation Boulevard will have temperature capability from 40° to -20° and 50-foot freezer clear heights, according to a press release. Dallas' CBRE and Austin-based Aquila are marketing the property.
“Cold storage demand has outpaced availability in the area,” said CBRE's Jason Lev. “The population growth and lack of cold storage availability has created an environment ideal for a speculative development in Hutto. Shifting consumer habits are ensuring demand for this product type will only grow down the line.”
Developers are slated to break ground on the facility in the second quarter of 2024.
