A multifamily project by Geyser Group, the developer behind Springdale Green, is underway across the street from that project.
The Goodwin at 3706 Goodwin Avenue near the intersection of Springdale Road and Airport Boulevard in East Austin will have 326 market-rate and 37 affordable apartment units. It will also have 2,400 square feet of retail space. The 3.75-acre site is across the street from Springdale General, a 165,000-square-foot mixed-use complex, and the site of planned 875,000 square foot office complex Springdale Green.
An existing complex on the property, called the Goodwin Apartments, was demolished and will be replaced by the Goodwin apartments.
Geyser Group is partnering with Sabot Development and Cadence McShane Construction on the apartment complex, which is in an East Austin Opportunity Zone — one of the designated areas in Travis County that offer potential tax benefits to investors and businesses that build or operate there.
Before plans for the Goodwin were finalized, the Austin City Council approved rezoning the property to allow for a vertical mixed-use development, a designation that allows greater density. The change required that 10 percent of the units be reserved for residents making at or below 60 percent of the median family income for the Austin area. People who lived on the 1960s building formerly on the property will be given priority, according to Geyser Group's website.
The Goodwin will have two pools, a dog park, and multiple entertainment spaces.
Sabot Development founder Jim Young told the Austin Business Journal in 2019 that he bought the now-razed 50-year-old apartment complex in an off-market deal after approaching the landlord in 2018. He said it was appealing due to its location near Springdale General and Austin Bouldering Project.
The Goodwin is currently under construction, with work on the parking garage underway. The first set of units is expected to deliver in summer of 2023. The projected completion date for the project is in the first quarter of 2024.
