Developers of Zephyr, a condo project that just broke ground in South Austin, are wasting no time getting the building's 182 units on the market. Pearlstone Partners and Prospect Real Estate announced Monday that its sales office is open for business.
Initially referred to as Montage South Lamar, the under-construction residential building at 2323 South Lamar Boulevard was rebranded in homage to Zilker Park's longtime tiny train, which is recently removed, refurbished, and returning with its own rebrand as the Zilker Eagle.
The five-story Zephyr will have studio and one-, and two-bedroom condos and retail along with a few live-work units on the ground floor. Condos range in size from 677 to 1,357 square feet and in price from $545,000 to over $1 million.
Community amenities include a pool, a rooftop terrace, an owner’s clubhouse, a dog park and washing stations, a fitness studio, bike storage and repair stations, and co-working spaces.
Austin's Kim Lewis Designs will create a choice of three scheme packages and finishes including terrazzo countertops and backsplashes, wood flooring, ceramic tile, and decorative fixtures. Local architecture firm STG designed the Zephyr. Austin muralist Emily Eisenhart will create a large-scale, full-height mural on a portion of the building.
Prospect Real Estate, the building's sales team, previously partnered with Pearlstone on Parkside at Mueller. Prospect is also selling condos costing from $565,000 to more than $2 million in Pearlstone project Vesper, a 284-unit condominium development in the Rainey Street District projected for move in this spring.
Zephyr is expected to be complete by the second quarter of 2025.
