Logistics Property launched its first development in the Austin area Tuesday. It’s a two-building, 408,160-square-foot industrial project at 12821 Titanium Street in Manor, a small city about 20 minutes northeast of downtown Austin.
The project includes a 175,000-square-foot rear-load warehouse with 60- by 52-foot and clear heights of 32 feet and a 233,000-square-foot cross-docked warehouse with 50- by 52-foot column spacing and clear heights of 36 feet. It will have total of 108 dock doors, six ramps measuring 12 by 14 feet, 24 levelers, and 557 parking spaces.
There will be two truck courts — a 210-foot one shared one between the two facilities measuring 210 feet and a 185-foot one serving only the cross-dock property. The cross-dock facility will also have 48 trailer parking spaces.
The buildings will be have power, lighting, and spec offices in place upon delivery, which is expected in the second quarter of 2025.
The general contractor is FCL Builders, McFarland Architecture is the architect, and GarzaEMC is the civil engineer. Blake Patterson and Omar Nasser of Aquila Commercial are the project’s leasing representatives.
The funding includes a self-financed construction note of $58 million, according to CommercialEdge. McFarland filed plans with the Texas Department of Licensing and Regulation on behalf of MIC Texas, which is associated with a California-based escrow company.
