Home sales in the Austin-Round Rock-San Marcos metro area are ticking up slightly, as is the median home price, with metro median sales price back up to $435,000, or 2.4 percent year-over-year. The median sales price is highest in the city of Austin itself, at $573,400, and lowest in Caldwell County, at $286,000, according to the November Central Texas Housing report by the Austin Board of Realtors and Unlock MLS.

Closed sales increased 4.6 percent over the same period in 2023, to 2,130 closed listings. 

“November’s sales increase is largely tied to the activity we saw in September and October, when mortgage rates inched down to 6.08% and prospective buyers felt encouraged to move towards buying a home. What’s really driving behavior in the market is where mortgage rates land. Moving forward, despite higher mortgage rates, sales activity should remain relatively consistent year-over-year,” said ABoR's Clare Knapp,
