Austin area home sales were up in August, the first such year-over-year increase since February 2022, according to the Austin Board of Realtors' latest Central Texas Housing Report. Inventory in the Austin-Round Rock metropolitan statistical area also increased slightly, while median home prices dropped slightly, to $460,000 — a 7.6 percent decrease year-over-year from August 2022.
Closed sales rose to 2,939, a 1.4 percent year-over-year increase, and 8.8% month-over-month. Homes spent an average of 60 days on the market, 28 more days than they did during the same period last year. Inventory saw a year-over-year increase, rising from of 1 to 3.8 months' worth.
August sales dollar volume in the area fell 6 percent, to $1.7 billion. New listings increased slightly (0.3 percent to 4,084 listings); active listings were up 12 percent, to 9,955 listings, and pending listings rose 2 percent, to 2,686 listings.
