A multifamily complex with more than 200 affordable housing units is underway in East Austin. The city and its department partners held a celebratory groundbreaking Thursday at Seabrook Square I — a 204-unit multifamily complex at 3511 and 3515 Manor Road, now addressed as 2210 Pershing Drive.

The city housing department, the NHP Foundation, Capital A Housing, and the Austin Housing Finance Corporation will develop the property in phases. Seabrook Square I will have a five-story and a four-story building with include 10 live-work studios reserved for East Austin artists.

All of the housing units will designated for households earning at or below 60 percent of the area median family income.

The planned community will include an arts hub focused on Black-led nonprofits and small businesses such as artist incubator Raasin in the Sun, preservation group Six Square, and a black-owned café and community space Origin Studio House. 

The estimated move-in date for Phase I tenants is July 2025. Developers plan to start work on Seabrook Square's Phase II this year. Both phases are scheduled to be complete in 2026.

With AHFC and local developer Capital A Housing, the NHP Foundation got $74.5 million in construction financing for Seabrook Square I in September 2023. The project is its first in Austin.
