A 110,000-square-foot office development named after its location at East Seventh and San Marcos streets is bound for one of the few remaining vacant lots around the historic French Legation just east of IH-35.
Designed by Atlanta-based developers the Beck Group and currently called Seventh and San Marcos, the contemporary-style building will rise five stories. According to brokerage firm Aquila, which is marketing the property, its ground-floor retail will include a restaurant with a patio; amenities will include an onsite art studio and gallery space, a fitness center, and bicycle storage.
Its location on the East Seventh Street corridor bordering the Guadalupe/Central East Austin and East Cesar Chavez neighborhoods puts the development in the Plaza Saltillo Transit-Oriented Development District—a prime spot for downtown walkability as well as access to a variety of transportation options. In addition, Seventh and San Marcos will feature views all around, according to Aquila—an advantage offered by its height relative to its surroundings as well as by its floor-to-ceiling “window walls,” as residential listings like to call them.
Beck Group is also the construction contractor on the building, where Aquila is preleasing office space.
