The National Veterinary Associates has signed a 39,000-square-foot office lease near downtown Austin. The organization will rent the top floor of the office and retail building at the Bouldin mixed-use development located in its namesake Bouldin Creek neighborhood at 1301 South Lamar Boulevard
NVA relocated its headquarters from El Segundo, California, to Austin about two years ago. The company’s move increases the Bouldin's pre-leased occupancy to about 75 percent.
Minnesota-based fitness chain Life Time will occupy most of the first and second floors at 1301 South Lamar with a 57,700-square-foot facility.
The building is part of a four-acre Seamless Capital development that spans the 1300 and 1400 blocks of South Lamar Boulevard. The site will also be home to Postino Wine Cafe and Paperboy restaurants and apartment complex the Bouldin.
The project’s architect team is STG Design and RIOS. The general contractor for the commercial parts of the project is Rogers-O’Brien Construction Company. The general contractor for the multifamily portion is Austin-based OHT Partners. Greystar is handling marketing and leasing of the multifamily space.
Daniel Rasmussen and Brian Walker of Cushman & Wakefield represented the tenant in the lease negotiations. Austin-based Seamless Capital owns The Bouldin, which is also home to a 309-unit multifamily project that is nearing completion.
