Whisper Valley, an innovative planned community just east of Austin, will continue the third and phases of its project after refinancing its finished lots. The Dallas-based office of Canadian company Trez Capital provided the loan for a portfolio of finished lots developed by Boston’s Taurus Investment Holdings for its third and fourth phases of the 2,063-acre sustainable community.

According to a Trez Capital press release:

Lots in phases three and four range from 35 to 50 feet and will have a variety of zero-energy-capable, single-family homes that produce power and reduce consumption through the combination of geothermal heat pumps and photovoltaic solar panels. The recapitalization for these two phases is further facilitating homebuilders’ lot takedowns within the community, with all the lots spoken for by six builders.

Whisper Valley is located along FM 973 at 9400 Petrichor Boulevard just off State Highway 130, near the Tesla Texas Gigafactory, downtown Austin, and major area employers including Dell, Samsung, Google, and Applied Materials. The development combines eco-friendly design with a vibrant community atmosphere offering 700 acres of green space and amenities including a dog park, organic community gardens, various playgrounds and parks, a fitness center, and a pool as well as scenic trails.

Upon full buildout, the Whisper Valley community will offer housing options including traditional single family, multifamily and build-to-rent homes. The eco-friendly homes offer residents substantial energy savings dollars because they are powered by energy delivery company EcoSmart Solution. "This system taps into renewable energy resources by using geothermal technology, solar panels, Smart Home technology, and more,” reads the press release. "Leveraging Taurus’ EcoSmart technology, these homes are 75 to 80 percent more energy efficient than standard homes, which will help offset the impact of high mortgage rates."

Whisper Valley homes range in price from about $300,000 to $600,000.
