Canadian developer Intracorp is joining the South Austin mixed-use building frenzy with Leland, planned for 2121 South Congress Avenue near its intersection with East Live Oak Street.

Leland South Congress will have 270 residences and  22,000 square feet of ground-floor retail and restaurant space designed and programmed by Michael Hsu Architecture’s team and anchored by a 6,000-square-foot outdoor dining paseo.

The seven-story building will feature studio and one-, two- and three-bedroom condominiums and penthouses. Amenities include a pool, a private garden, a pet grooming and play area, a library, coworking lounges, and a fitness center.

Houston's Kirksey Architecture served as lead on the project, with Nudge Design guiding the landscape architecture. Douglas Elliman Development Marketing will oversee sales and marketing for the residences, and the luxury-driven Eklund-Gomes Team at Douglas Elliman is the residential broker. Shop Companies will oversee marketing and leasing for the ground-level retail. Austin-based Michael Hsu Office of Architecture is designing all the interiors and amenities. Leifer Properties, Northland Properties, and ARON Industries have also partnered on the project.

“South Congress is really the heart and soul of Austin — it represents so much of what people love about this city,” Michael Hsu said. “Our design for Leland South Congress draws inspiration from the creative community that gathers here, and we hope that the project will become a contributor to the vibrant neighborhood it is a part of.”

Vancouver-based Intracorp has been active in Austin in recent years, developing the 44 East tower in downtown's Rainey Street district, residential mixed-use project Congress Lofts at St. Elmo, Conrad Austin and Conrad Residences Austin, and One Oak condos on South First Street.

The Leland South Congress is slated to open in 2027.
