A legacy local architecture firm will soon put Austin's new density rules to the test. Dick Clark and Associates plans three new homes on a 7,000-square-foot lot in the Blackshear-Prospect Hill neighborhood of Central East Austin, according to an announcement reported by the Austin Business Journal Tuesday.
The firm will develop the site at 717 Prospect Avenue under new guidelines established by the HOME Initiative recently approved by the Austin City Council. The new rules allow up to three homes on an existing single-family lot.
Plans are for two 1,350-square-foot residences with three bedrooms each and one 1,600-square-foot home with two bedrooms. The market-rate rentals will share a yard as well as having smaller, private outdoor space. Each home on the corner lot will have its own driveway.
County records show that the lot is owned by Dick Clark principal Mark Vornberg, who said it's currently used for parking and gardening.
