Canadian developer Northland Living has unveiled plans for Luminary, a 35-story multifamily tower headed for the 14th and Guadalupe streets in northwest downtown near the state Capitol and the SXSW Center. Designed by Austin legacy architecture firm Page (Southerland Page), the tower at 400 West 14th Street will have 286 one-, two- and three-bedroom condos costing from around $600,000 to $3 million, 4,800 square feet of retail space, one floor of office space, a pool, a fitness center, and a six-story parking garage.
The Page design for the tower, according to a press release, is for a "bright, neutral aesthetic with copper-toned metallic elements," with arched street-level entrances, a 5.6-level parking podium topped by an amenity deck, and residences above. The Combined Law Enforcement Associations of Texas union, which occupies the brick building currently on the site, will move into 10,000 square feet of offices in the Luminary.
